With the 2012-2013 percentage rent in the amount of $ 160,173.10 , the annual return to the City from this location exceeded $ 410,000. Phase two of the building renovations ( public restroom addition and the removal of the two outdated "six pack restrooms") were completed in April 2012. Since that time, the residents and visitors have enjoyed modern sanitary restroom facilities at no cost to the City. While the maintenance can be cumbersome, by implementing restroom attendants, we have decreased the vandalism and at the same time provided a higher level of service to those visiting Clear- water beach. In December 2012, phase three of the renovations commenced. The work involved in this phase includes the addition of a storage area along with the upgrading of the mechanical sys- tems. This phase should be completed over the coming weeks. While construction projects can be very disruptive to an operation, due to Leroy Chin's efforts and due diligence the proc- ess has had minimal impact on our daily operations. Mr. Chin's attention to details and his willingness to ensure that all parties concerns are addressed has far exceeded our expecta- tions. Prior to this years spring break season, our beach rental operations were upgraded with all new umbrellas, cabanas, and chairs for the entire public beach area. In an effort to strengthen our ties to the tourism industry, Pier 60 Concessions has hosted nu- merous travel writer and tour groups . Given Clearwater's recent award as "Florida's Best Beach Town", we look forward to upholding this distinction and to providing our guests an outstanding experience on Clearwater Beach. .
