1. The proposed development of the land will be in harmony with the scale, bulk, coverage, density and character of adjacent
properties in which it is{ocated.
The proposed Garage will match the character of the existing house in scale, bulk
and materials. Adjacent properties are an ecclectic mix of new and old one and
two story structures of various masses and styles
2. The proposed development will not hinder or discourage the appropriate devetopment and use of adjacent land and buildings
or significantly impair the value thereof.
The proposed Gara�e will have no physical effect on adjacent lands and buildings
and should enhance their values bv enhancing the value of the existing house.
3. The proposed development will not adversely affect the health or safety or persons residing or warking in the neighborhood
of the proposed use.
The proposed Garage will be standard residential construction and will have
temporary impact during construction, but much less than a new house under
construction 2 lots to the south.
4. The proposed development is designed to minimize traffic congestion.
There is no impact on traffic congestion as the new Garage will accommodate
2 cars, the same as the present carport.
5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for
development.
The community character is a mix of one and two story old and new residences
of varying styles with ma.ny buildings in non con�ormance to the existing front
yard setback and some houses and �ara�es closer to the street than the proposed
Garage.
6. The design of the proposed development minimizes adverse effects, including visual, acoustic and olfactory and hours of
operation impacts,on adjacent properties.
The proposed Gara�e and Fover will provide enclosed, secure car parking and access
to the existing house, eliminating visual impact of automobiles in an open Carport.
There is no change in impact on adjacent properties.
