The Planning Staff has entered your application into the Department's filing system and assigned the
case number: FLS2013-04014. After a preliminary review of the submitted documents,staff has
determined that the application is Incomplete with the following comments.
1. Planning Review
1.The affidavit to authorize agent needs to be signed by the property owner and
notarized.
2.As a courtesy notice: A comment of insufficiency at Development Review
Committee, submitted plans show new pool deck to be setback 11.5 feet from rear
property line. lt shalt be a comment that a profile elevation of the new pool deck be
provided that shows it will be 12 inches or less in height and, if more then 12 inches it
shall need to comply with a 25 foot setback.
� 3.As a courtesy comment: Supporting documentation such as photos, aerials, and
surveys etc.with dimensional setbacks that show adjacent properties as well as
properties in the immediate area should be submitted to show that the proposed lanai
addition is consistent with the existing character of the neighborhood.
Section 4-1008 of the Community Development Code states that if an application is deemed incomplete,
the deficiencies of the application shall be specified by Staff. No furtMer development review action shall

Letter of Incompleteness
Below is my response to Item#2 of the letter of incompleteness dated April 4, 2013.
Original plans note existing and new pool deck to be 12" or less in height above surrounding
grade. The profile elevation is shown on the enclosed highlighted document. Please accept the
following statement as it is shown on plans, "new pool deck to be 12" high or less from
surrounding grade" meets the requirements of the City of Clearwater for rear deck heights
within setbacks. However, please note that this variance is for a roof covered porch. The pool
deck is simply an accessory structure that will be permitted at another time and has no bearing
on our request for the lanai addition. The lanai addition is noted at being 12" high or less from
surrounding grade. Please see attached documents for further delineation of this fact.
