DETACHED DWELLING OR DUPLEX SHALL INCLUDE A PLOT PLAN WITH THE FOLLOWING INFORMATION:
❑ Responses to the General Applicability criteria as set forth in Section 3-914.A. The attached Flexible Standard Development
Application General Applicability Criteria sheet shall be used to provide these responses.

subject property is located. The attached Flexible Standard Development Application Flexibility Criteria sheet shall be used to

General Applicability Criteria Responses
1. Currently, three of the four homes adjacent to our property have swimming pools. Our new
pool will be a typical size and shape in keeping with the scale and character of existing pools in
our neighborhood.
2. Currently, the proposed development site is completely enclosed by an existing six-foot
wood privacy fence. This fence will be reconstructed in the exact same size and location as it
currently stands without alteration. Therefore, the development and use of the adjacent land
and buildings will not be altered in any way.
3. Poofs are one of the most common accessory structures for Florida homes. Our pool wilf be
constructed to code and will include all required security standards to make the pool as safe
as or safer than all other pools in our neighborhood.
4. The pool will not be used in such a way as to increase traffic congestion in any way.
5. Currently, three of the four homes adjacent to our property have swimming pools. Our new
pool will be a typical size and shape in keeping with the scale and character of existing pools in
our neighborhood.

Flexibility Criteria Responses
1. Our property is and will continue to be used solely as a single-family detached dwelling.
2. We are requesting a setback reduction from ten feet to three feet. Without this reduction,
the available construction space would render the pool inadequate in terms of recreational
enjoyment and safety due to its very small/narrow size.
3. Currently, the proposed development site is completely enclosed by an existing six-foot
wood privacy fence. This fence will be reconstructed in the exact same size and location as it
currently stands without alteration, so the visual aesthetic of the proposed development site
from adjacent properties will not change. Additionally, existing trees and landscaping elements
will not be removed or altered by the construction project in any way.
4. Pools are one of the most common accessory structures for homes in our district.
5. Currently, three of the four homes adjacent to our property have swimming pools.
6. In the southeast, it is estimated that a pool addition will increase the fair market value of
a property by five to ten percent. Since homes are often appraised based on the value of
other properties in the surrounding neighborhood, the addition of our poot should result in an
increase in value of properties in the immediate vicinity.
7. Our new pool will be a typical size and shape in keeping with the scale and character of
existing pools in our neighborhood and will result in an increase in value of properties in the
immediate vicinity.
8. A setback reduction will allow us to construct a pool that is both safe and enjoyable. The
new pool will increase the value of our home and consequently benefit our neighbors through
an increase in their property values as well.
