Subject: Revised Site Plan per DRC meeting
Dear Mr. Parry:
In response to the DRC meeting of November 6, 2000, we are submitting revised
plans and additional information to address the comments of the DRC.
1. The new FAR for the Office Building will be 0.446, which is based upon
the lot area of 33,811 SF and the Gross Floor area of the building of
15,073 SF. Please see the attached spreadsheet for a detailed breakdown
of the lot areas and the building area.
2. The revised site plan has eliminated the need for any cross access
agreements.
3. The revised site plan has eliminated the angled parking. The existing
driveway from Druid Road will remain.as is and will provide access to the
revised parking area.
4. The existing office building is leased with 3 parking spaces per 1,000 SF.
For a 40% medical use and 60% general office, the code requirement is 57
parking spaces. There are 46 parking spaces on the office lot and 11
parking spaces provided across the street via an agreement from Morton
Plant Hospital.
5. The building on the corner of Druid Road and Jeffords Street is 1110
Druid Road, and is not part of this application. The revised site plan does
not affect the existing building or the existing parking of this neighboring
lot. There will be no reduction in the number of existing parking spaces
for 1110 Druid Road. There are no cross access or parking agreements
between these two properties
6. The solid waste for the subject site is presently collected and stored in a

application and has its own separate disposal arrangement, distinct from
the subject property.
7. A revised landscaping plan is submitted. The existing site has good
existing landscaping along Druid Road. The revised landscaping plan
..reinforces this landscaping and supplements it.
8. A tree survey is included on the Landscaping Plan.
9. The site data table has been revised to include the 75 existing parking
spaces located on the western portion of the property, which is proposed
for the residence.
10. A cross section of the retention basin has been added to the plans.
11. A five -foot top of bank has been added around the retention basin. Based
upon discussions, the retention basin is on the residential lot with a
drainage easement to the office building lot.
12. The plans have been revised to include a 4 -foot wide sidewalk along the
property on Jeffords Street. There is an existing five -foot wide sidewalk
along the property on Druid Road
13. The criteria have been addressed. Please see the attached documents.
14. The three (3) lots will be united by unity of title and an administrative lot
division will divide the property into two lots.
15. Attached are 13 copies of revised plans and documents for the office
building and 13 copies of revised plans and documents for the residence.
