Code requirements were explained, inch for inch replacements (preliminary figures of 900 inches @ $48 per inch equals $43,200 prior to landscape plan credits), no removal of specimen trees or tree stands, tree inventory required by a certified arborist entailing tree size, species, and condition. The developers arborist stated that a large percent of the existing trees on site were specimen and it would be difficult to develop the property without taking them out. After a brief review of the proposed plans, it is city staff opinion that the site is still over developed and minimal consideration was given to the preservation of the trees. The parking was twice what the code required. The reduction of the excess spaces and possibly adding an additional floor to the garage would increase the number of specimen trees to be preserved on site.
