The addition of the conference room to the existing Wyndham Hotel will increase the value of the land offering benefits to the surrounding land values and tax base. The proposed development will not adversely affect the health or safety or persons residing or working in the neighborhood of the proposed use. The proposed development will comply as required with all applicable codes including the Florida Building Code, Life Safety Code, and Florida Fire Prevention Code. The proposed use is appropriate for the area and will not adversely affect persons residing or working in the neighborhood. 4. The proposed development is designed to minimize traffic congestion. The proposed conference room is considered an accessory use. It is anticipated that hotel patrons will utilize this facility and as such it will not be necessary for them to travel from the hotel to other facilities. This will minimize traffic. 5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for development. The proposed addition will meet the needs and desired of Beach by Design by providing uses specifically desired within the district. The development is similar to existing and proposed surrounding uses. 6. The design of the proposed development minimizes adverse effects, including visual, acoustic and olfactory and hours of operation impacts, on adjacent properties. The proposed addition will be architecturally designed to match the existing resort. The use will provide interior meeting space which will have no adverse effects on adjacent properties.
