RELATTNG TO THE LAND DEVELOPMENT CODE; AMENDING SECS-IONS
40.034,, 40.043, 40.064 , 40.084, 40.104, 40.124, 40. 144,,
40.164, 40.184, 40.204, and 40.224, CODE OF ORDINANCES,
TO PROVIDE FOR BED AND BREAKFAST INNS IN RESIDENTIAL
ZONING DISTRICTS AS CONDITIONAL USES; AMENDING SECTION g

allowed as conditional uses:

Section 12. Section 41.053, Code of Ordinances, is amended to read:
Sec 41.053. Supplementary standards by category of use.
The standards in this section which apply to the identified category of use
shoal supplement the general standards of use identified in section; 41.0$ 2. No
conditional use shall be authorized unless determined to meet all of the
standards applicable thereto.
(1.2) Bed and breakfast inn uses may be permitted' in the Infill Commercial'
Districts Urban Center District and all residential districts, subject to the
following:
a) The hours of operation are compatible with surrounding uses,
(b) ` The volume of traffic generated by the use is compatible with surrounding
uses;
c) Such uses sh=all only be provided in principal structures contain r:g not
less than 1 ,500 square feet of gross floor area
id) Not more than SO percent of the gross square footage of the principal
structure shall be utilized for the bed and breakfast use. For the purpose
of calculating the area of the structure devoted to the bed and breakfast
use, only the floor area of the bedroom and bathroom areas utilized by the
bed and breakfast guests shall be considered in such calculations;

Section .13. The provisions of this 'ordinance are found and, determined to
be consistent with the City of Clearwater Comprehensive Plan.
Section 14. This ordinance shall take effect immediately upon adoption.
