THE UNDERSIGNED, owner of a lien on or secured interest in the following described

010 West, 33 feet for the POINT OF BEGINNING; thence run South 890 East, 200.82
feet; thence South 010 West, 273.17 feet; thence West 33.95 feet; thence South 010
West, 150 feet; thence West, 25.30 feet; thence South 010 West, 94.4 feet; thence
South 890 East, 25.3 feet; thence South 010 West, 24.33 feet; thence North 890 West,
165.50 feet; thence North 010 East, 542.07 feet to the POINT OF BEGINNING,
as evidenced by a Mortgage and Security Agreement dated November 28, 2000 given by J. B. BALDWIN, as
Trustee of the QUALITY SELF-STORAGE VI LAND TRUST, a Florida land trust, as recorded among the
Official Records of Pinellas County, Florida in O. R. Book 11138, Pages 1321 - 1329, does hereby consent to
and joins in the granting of that certain Sanitary Sewer Easement given by said QUALITY SELF-STORAGE VI
LAND TRUST to the CITY OF CLEARWATER, FLORIDA, a Florida Municipal Corporation, on February 5,
2001, and hereby further subordinates said mortgage interest and all of the right, title, interest and claim
thereunto accruing in said premises to said easement grant, together with facilities described therein.

BEFORE ME, the undersigned authority, personally appeared J. B. Baldwin,
as Trustee of the Quality Self-Storage VI Land Trust, as created in that
certain trust agreement dated November 23, 2000, whom, being first duly
sworn, does depose and say:
1. That said Land Trust is the owner of legal and equitable title to
the following described property in Pinellas County, Florida, to wit:
A portion of the NE~ of the SE~ of the SE~ of Section 19,
Township 29 South, Range 16 East, more particularly described as
follows:
From the Southeast corner of said Section 19, Township 29 South,
Range 16 East, run North 010 East, 1343.64 feet; thence North
890 West, 566.91 feet; thence South 010 West, 33 feet for the
POINT OF BEGINNING; thence run South 890 East, 200.82 feet;
thence South 010 West, 273.17 feet; thence West 33.95 feet;

2. That said property is now in the possession of the record owner.
3. That there has been no labor performed or materials furnished on
said property for which there are unpaid bills for labor or materials against
said property, except those which'shall be paid during the normal course of
business, and no others
4. That there are no liens or encumbrances of any nature affecting the
title of the property hereinabove described, except easements and
restrictions of record EXCEPT that certain Mortgage and Security Agreement
dated November 28, 2000 given to Peoples Bank, which has a mailing address at
32845 U. S. Highway 19 North, Palm Harbor, Florida, as recorded in o. R.
11138, Pages 1321 - 1329 of the Public Records of Pinellas County, Florida.
5. That it is hereby warranted that no notice has been received for any
public hearing regarding assessments for improvements by any government, and
it is hereby warranted that there are no unpaid assessments against the above
property for improvements thereto by any government, whether or not said
assessments appear of record.
