EASEMENT
THIS INDENTURE:, made th is

ABS, INC., a Florida corporation, hereinafter called "grantor",
and the CITY OF CLEARWATER, a municipal corporation organized and
existing under the laws of Florida, hereinafter called "grantee",
Witnesseth :
That for and in consideration of the sum of Ten Dollars
($10.00), and other good and valuable consideration, paid by the
grantee to the grantor, receipt whereof is acknowledged by the
grantor, the grantor hereby grants, bargains and sells, transfers,
assigns and conveys unto the grantee, or its successors, a permanent
easement or right-of-way in, over and under the following described
real property owned in fee simple by grantor located in the City
of Clearwater, County of Pinellas and state of Florida, to wit:
From the Northeast corner of Section 18, Township
29 South,Range 16 East, Pinellas County, Florida;
thence run N 89039'14" W., 100.02 feet; thence
S. 01003'04" W., 420.63 feet; thence N 89040'58" W.,
600.05 feet to the Point of Beginning; thence
N 06031'17" E., 373.07 feet to the South Right-of-Way
of Drew Street; thence N 89039'14" W., along said
South Right-of-Way line of Drew Street, 15.09 feet;
thenceS 06031117" W., 373.07 feet; thence S 89040'58"
~., 15.09 feet to the Point of Beginning.
for the following purposes, with the following conditions and with
the following reservations.
1. The purpose of said easement shall be for the installa-
tion, maintenance and repair of underground and covered sanitary
sewer line or lines; for underground and covered water drainage
pipes or lines, and for underground and covered gas lines and other
utilities, all within the confines or limits of the parcel or strip
above described.

2. The grantee shall not be obligated to install any
sanitary sewer lines or water drainage lines, but shall have the
right to enter the immediately adjoining property of the grantor
reasonably necessary to maintain or repair any such installations
therein made.
3. No part of said easement may at any time be maintained
as an open ditch, and shall at all times be compactly filled
level with the surface of adjoining lands of the grantor.
4. The grantor reserves the right to pave the surface of
said easement and to use the same for vehicle parking, storage of
light and movable objects, or landscaping, but under no conditions
shall the grantor have the right to construct any building or other
permanent or immovable improvements thereon.
5. The benefits and burdens hereof shall inure to the
benef it or d:>liga tion of the parties, the ir successors, representa-
tives or assigns.
AND, the grantor covenants with grantee that it is the
absolute and indefeasible owner of the lands above described in
fee simple, that the same is free and clear of all encumbrances,
that it has the lawful right to convey the same, and that it will
warrant and defend the same against the lawful claims of all persons.
IN WITNESS WHE'REOF, the grantor has executed these presents
by its undersigned officers duly authorized so to do on the day and
year first above written.
