This easement is for underground water and sewerutility installation and maintenance, No natural gas or fuel oil transmission lines, nor any lines capable of transferring nuclear fuels shall be permitted within the easement premises, The CITY OF CLEARWATER, FLORIDA, shall have the right to enter upon the above described premises and to construct, install and maintain thereon reclaimed and potable water transmission lines and related facilities not specifically excluded herein, and to inspect and alter such transmission lines and related facilities as may be required from time to time, provided that the land which is the subj ect of this easement shall be restored to its same condition as prior to any work being performed, This grant of easement shall run with the land and shall be binding on and shall inure to the benefit of the parties, hereto, their heirs, successors or assigns, Grantor hereby warrants and covenants (a) that Grantor is the owner of the fee simple title to the premises in which the above-described easement is located; (b) that Grantor has full right and lawful authority to grant and convey this easement to Grantee and that Grantee shall have quiet and peaceful possession, use and enjoyment of this easement.
