� General Applicability Criteria
PROVIDE COMPLETE RESPONSES TO EACH OF THE SIX(6) GENERAL APPLICABILITY CRITERIA EXPLAINING HOW,IN DETAIL,THE
CRITERION IS BEING COMPLIED WITH PER THIS DEVELOPMENT PROPOSAL.
1. The proposed development of the land will be in harmony with the scale, buik, coverage, density and character of adjacent
properties in which it is located.
This redevelopment/remodeling of a vacant former"Checker's"drive-thru restaurnat will remove the drive-thru lanes
and will install pipe bollards to prevent vehicles from driving into those areas. In addition,the existing outdoor southerly
drive lane will be remodeled to provide covered customer seating and the existing outdoor seating will remain.

2. The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings
or significantly impair the value thereof.
The existing "footprinY'of the facility will be increased by only 100 s.f., so therefore, the adjacent land and buildings
will not be impacted.
3. The proposed development will not adversely affect the health or safety or persons residing or working in the neighborhood
of the proposed use.
By eliminating the existing drive-thru operations,the sound, air quality, and visual pollution will be reduced and not
impact the health or safety of nearby residents.
4. The proposed development is designed to minimize traffic congestion.
With the removal of the drive-thru operations, traffic trip generations should be dramatically redused and also reduce
congestion.
5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for
development.
This redevelopment is commercial in nature and complements the immediate business/o�ce/retail envoirnment.
6. The design of the proposed development minimizes adverse effects, including visual, acoustic and olfactory and hours of
operation impacts,on adjacent properties.
The small addition to the existing facility(100 s.f.)and interior remodeling has no adverse effects on the neighboring
properties.
