The proposed development of the land will be in harmony with the scale, bulk, coverage, density and character of adjacent properties in which it is located. The existing medical clinic was recently remodeled and expanded. This new dental clinic will be similar in appearance and will be in harmony with the scale and character of adjacent properties. , 2. The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings or significantly impair the value thereof. This proposed development and the newly remodeled medical clinic provide an improvement to the overall area and will result in an increase in property values. 3. The proposed development will not adversely affect the health or safety or persons residing or working in the neighborhood of the proposed use. This proposed development will result in no adverse impacts to health and safety of the citizens in the surrounding neighborhood. The normal hours of operation are during daylight hours. 4. The proposed development is designed to minimize traffic congestion. A significant number of people who use the medical clinic and who will use the dental clinic travel to the site by bus. Access to the parking lot is provided on three sides of the property so traffic circulation is very good. 5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for development. The community character in the vicinity consists of general office use and medical office use. The dental clinic is compatible use that is consistent with the community character. 6. The design of the proposed development minimizes adverse efFects, including visuai, acoustic and olfactory and hours of operation impacts,on adjacent properties. The design of the building will be compatible with the medical clinic and normal hours of operation are during the daylight hours. There will be minimal sound impacts on adjacent properties.
