subject property is located. The attached Flexible Standard Development Application Flexibility Criteria sheet shall be used to

CRITERION IS BEING COMPIIED WITH PER THIS DEVELOPMENT PROPOSAL.
1. The proposed development of the land will be in harmony with the scale, bulk, coverage, density and character of adjacent
properties in which it is located.
The footprint of the building is not changing with the proposed
expansion on the bar. It is all internal to the building.
2. The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings
or significantly impair the value thereof.
Adjacent uses of the surrounding property is a gas station to the
East, industrial area to the South and vehicle sales to the West.
3. The proposed development will not adversely affect the health or safety or persons residing or working in the neighborhood
of the proposed use.
Expansion of the bar will not affect the surrounding business
properties or their employees.
4. The proposed development is designed to minimize traffic congestion.
Since the small 411 s.f. expansion is internal to the building there
should be little if any increase in traffic resulting from the proposal.
5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for
development.
With the expansion of the bar into existing space it will not affect
adjacent land, buildings and people working in the area. The 411 s .f.
expansion will have little or not impact on traffic.
6, The design of the proposed development minimizes adverse effects, including visual, acoustic and olfactory and hours of
operation impacts,on adjacent properties.
