We intend to fully comply with all applicable building codes on this project. This building is
existing Type IV, two story construction and is equipped inside and out with a supervised
NFPA 13 Fire Sprinkler System. The new restaurant space is requiring that a new exterior
wall is to be built around roughly half the space.
The new wall is designed to provide 2 hr separation (per FSBC 2001 Table 704.1 and UL
Assembly#U412) at the breezeway and is provided with protected openings where required.
The wall is shown as an unrated assembly at locations other than the breezeway.
These areas are adjacent to exterior exit stairs which are remotely located from other stairs
(per FSBC 2001; Section 1006.2.2 and FFPC Section 7.5.1.4; Excep. 1). The exterior stairs
are represented as requiring no protected construction around them. Per this definition of the
exterior stairs, it is our understanding that the new exterior wall complies with the building
code where it is shown as unrated construction.
Please note that the exterior wall is also designed to resist flooding conditions (per
Clearwater City Code of Ordinances Chapter 51; Section 51.32 Specific Standards). In
compliance with this Chapter, we are providing waterproofing; which is supported on 3/4"
plywood sheathing, up to a height of 4'-6" above finish floor. Above this height,plywood
sheathing is not required.
