1, That they are the owners of legal and equitable title to the following described property in

as recorded in Plat Book 68, Page 70, of the Public Records of Pinellas County,
Florida, 512.0 feet to the NE corner of said ORANGE BLOSSOM
SUBDIVISION, 1ST ADDITION for a Point of Beginning; thence N 89035'27"
W, along the North line of said ORANGE BLOSSOM SUBDIVISION, 1ST
ADDITION, 130.24 feet to a point on the Easterly Right-of-Way line of Owen
Drive; thence N 01007'04" E, along the Easterly Right-of-Way line, 47.03 feet;
thence along a curve to the left whose chord bears N 16055'00" E, 34.52 feet,
arc 35.69 feet and radius 40.0 feet to the Southwesterly corner of Lot 10 of
ORANGE BLOSSOM SUBDIVISION as recorded in Plat Book 51, Page 70
of the Public Records of Pinellas County, Florida, thence S 89040'09" E, along
the Southerly line of said Lot 10, 120.94 feet to the SE corner of said
ORANGE BLOSSOM SUBDIVISION; thence S 01010'41" W, 80.30 feet to
the Point of Beginning.
2. That said property is now in the possession of the record owner.
3. That there has been no labor performed or materials furnished on said property for which there
are unpaid bills for labor or materials against said property, other than those which will be paid

4. That there are no liens or encumbrances of any nature affecting the title of the property
hereinabove described, except easements and restrictions of record, any encroachments,
overlaps or other rights of third parties which would be shown by a current survey, and:
That certain Mortgage given to Taylor, Bean and Whitaker Mortgage
Corporation, a Florida corporation, dated August 13, 1998 as recorded in
Official Records Book ("ORB") 10209, Pages ("Pgs") 1885 through 1893 of
the Public Records of Pine lIas County, Florida.
5. That it is hereby warranted that no notice has been received for any public hearing regarding
assessments for improvements by any government, and it is hereby warranted that there are no
unpaid assessments against the above described property for improvements thereto by any
government, whether or not said assessments appear of record.
6, That there are no outstanding sewer service charges or assessments payable to any
government.
7. That the representations embraced herein are for the purpose of inducing the CITY OF
CLEARWATER, its agents, successors and assigns to rely thereon.
