On June 2, 2005, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval for the relocation of a home, in the Low Medium Density Residential District. The request includes a front (south) setback reduction from 25 feet to 10 feet (to deck) and a front (south) setback reduction from 25 feet to 21 feet (to carport), per section 2- 203.B. The DRC recommended approval of the application with the following bases: Bases for Approval: 1. The proposal complies with Detached Dwellings criteria under the provisions of Section 2- 203.C; 2. The plan complies with General Applicability Criteria under the provisions of Section 3 -913; and 3. The proposed development is compatible with the surrounding area. Condition for Approval: 1. That sidewalks shall be installed or payment in lieu of sidewalks be made prior to issuance of a C.O. (Community Development Code Section 3- 1701); 2. That prior to issuance of a building permit the plan is to show lot grading, along with street elevations and the finished floor and garage elevation. The finished floor elevation be a minimum of one foot above the crown of the road at a location that is opposite the front door of the house; 3. That a tree survey (with canopies) acceptable to staff be provided prior to building permit; 4. That prior to issuance of a building permit the plan is to show all utility connections (water and sanitary) located from their place of origin to the structure; 5. That a Transportation Impact Fee (TIF) of $1,923.00 be paid prior to a C.O: TIF Rate: $1,923 per dwelling unit; and 6. That the Impervious Surface Ratio calculations be provided prior to issuance of building permit. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the above six conditions.
