Letter of Incompleteness - FLS2007 -06029 - 900 SPENCER AVE V(1V - 22 .J 0 0 Maize Page 1 of 1 Thompson, Nell From: Don [drametta @tampabay.rr.com] Sent: Monday, July 02, 2007 9:11 AM To: Thompson, Neil Subject: case conditions at 900 Sencer Avenue P w. - ,;r,* Neil, Here are a few of my thoughts about the Application For Flexible Standard Development Approval at 900 Spencer Avenue (FLS2007- 06029): Firstly, I perceive an innaccurracy. That is, that the home is assummed to be 4440 Sq. Ft.. In my opinion, based upon me being inside the home, the home is probably about 3500 sq. ft., including the attached garage. The outside of the house /curb appeal fools the viewer into thinking that the house is alot larger than it is. Therefore, the square footage of the home should be checked. If the size of the house is closer to the square footage that I think that it is, the proposed structure would now have a square footage of about 31.5% of the home, instead of 24.8 %. Secondly, there is no reason why this property owner should be allowed to construct such a large structure of over 900 sq. ft. to begin with. I do not know what the home owner's reason for it is, but all of us neighbors need more space, and if everyone were allowed to build such large structures, the whole character of this subdivision would change to become almost like a commercial wearhouse district. This property owner of 900 Spencer Avenue runs a commercial business with employees and large commercial vehicles. The reason that I suspect for the owners wanting to build such a large structure is probably to expand his business at the expense of the neighborhood. The owners need to adhere to the 10% rule like everyone else. If as they say their home represents 4440 Sq. Ft. of space, then their new structure could be 444 sq. ft., which is plenty big for a residential neighborhood, especially when they already have a 2 -car garage. Thirdly, this home owner has a h_ istory of trying to "pull the wool" over the city's eyes by not adhering to rules. For example, about 8 years ago this same owner at 900 Spencer Avenue erected a large shed on his property, and never bothered to obtain permits from the city. The city finally found out about his shed, and fined him and made him tardilly take out the permits, in addition to some renovations to the shed to make it adhere to code. A city of Clearwater employee by the name of Mike Coccia handled the case at that time, and if he is still with the city, he could fill you in on that event. This owner is already breaking the rules at this residential property by running his commercial business out of his home. I can testify for certain that he has employees coming to his home, and that he takes advantage of parking his commercial trucks daily and overnight at his home. The parking of his trucks alone in this residential neighborhood should not be allowed. I will let you know if I have any other thoughts relating to this matter before July 5, 2007. Regards, Don Rametta 7/2/2007
