Reference: Request for Variance at 608 Orange Avenue, Clearwater 33756 Dear Ms. Buszewski: As one of two property owners immediately to the south of said property, we have concerns related to this variance and the building design, First, the distance /setback of the driveway isn't a safe entry or exit nor does it appear that a vehicle can park on the driveway. As there is no other planned parking, additional vehicles must be parked on the street. While both Orange and Lime Streets are narrow, Lime Street is even narrower than Orange Street. Our driveway is on Lime and when the neighbor's vehicle is parked on Lime in front of his property, it is impossible to safely pull out of our driveway as our view is blocked to the north. Second, as the footprint of the house is at the bare legal setbacks, the square footage of the house becomes out of proportion to the other dwellings on the block. Additionally, there is an architectural discrepancy between the two entrances to the home on Orange and Lime; the discrepancy is so significant the entrances appear to belong to two different houses. It appears little is being done to make the existing Orange entrance /structure match the Lime entrance /structure. Third, the air conditioning units will be in the Orange Street front yard. There is a walkway from Lime Street which follows along the southern side of the house ending at the air conditioning units. As there are no doorways opening onto the sidewalk, it appears the sidewalk is for air conditioner access; access would seem to be more accessible from Orange. Because of the two entrances, there are two front yards. We want to ensure that the house remains residential use only as a one family dwelling. I am the owner of 606 Orange Ave which sides directly to the north across the alley, Due to the location of my property I will be directly affected by this proposed construction and I have several concerns regarding this request.. The first concern deals with the distance or setback of the garage from the alley. The proposed length of the driveway and location of the garage does not give adequate room for safe entry and exit. It does not allow a vehicle to be parked outside on the garage apron without extending into the alley, nor does it leave enough space for cars to safely enter or exit the existing carports located on the alley. The second concern is the location of two air conditioning units in the south side of the front yard of the house. These units would be running most of the time and located only approximately twenty -five feet from the public sidewalk along Orange Ave., This would create an unsightly and noisy situation at the front entrance to the home as well as along the public walkway and street. I understand that the house, being that it has a bare legal setback on each street, will have two front yards. Besides the fact that this house will be very much out of proportion with the other single family dwellings which surround it, there seems to be a great discrepancy in the style and architectural features of the two entrances. There has been nothing done to enhance the front entry which is located on Orange Ave. If an owner spends as much money as is being proposed here, it would stand to reason that this entrance area should be enhanced in keeping with the other improvements to the house.
