Homes In the neighborhood, and on Lotus Path, range dramatically in size, age and character. Many of the neighboring homes have detached carriage houses in the rear of their properties, with garages set within them. Many of these are much older homes, of distinct architectural character, and are typically much larger, yet on similar sized building lots as the subject residence. The subject residence is a newer (19SWs) ranch style home that matches many on the block. Our request is for a reduction of the front yard setback to allow for the re- construction of the existing one car garage to accommodate 2 cars. Please note that the existing garage Is in a poor state of repair, the construction quality is poor, and the wood framed portion appears to have termite damage. The reduction of front yard setback would merely allow the proper depth required to accommodate the cars, and would not alter the general character of what is there presently. 1b. The reconstruction of the garage would increase the value of the subject residence, and by having a 2 car garage, would not adversely affect the neighboring home values. In fact, it would enhance the values, and make the home more compatible with the neighboring homes with 2 car garages. 1c. as mentioned in "1a" above, this neighborhood has a distinct characteristic in that there are no two homes exactly alike. Therefore, the slight front yard setback reduction would be considered consistent, in that all the homes are arranged differently on their lots. 1d. The proposed garage construction will allow for direct entry into the home from inside the new garage. Currently, the garage has no direct entry into the home, and you must use the overhead door to get outside only to re -enter the home through the front door. The proposed arrangement will be much more efficient and safer for nighttime entry into the home by the homeowners.
