The flexibility criteria calls for: 1. A determination of the front setback shall consider the extent of which other structures have been constructed from the front right of way. @. The property is on the end of a cul -de -sac and the setback reduction will not be as pronounced as it would be on a normal lot. 2. The reduction in front setback should not adversely affect adjacent property values. @. The style of the front entry is consistant with the style of the neighborhood as documented in the attached photos, and should enhance the adjacent property values. 3. The reduction in front setback is consistant with the neighborhood character. @. The setback reduction asked for leaves 17.7' of front setback which falls between 15 -25' minimum setback for lots it's size. On March 08, 2007, the Development Review Committee (composed of the City's professional staff) will review and determine whether the application demonstrates compliance with the City's Community Development Code.
