Landscaping (shrubbery or groundcover) must be planted in a small landscape area between the northern parking lot and a sidewalk to the parallel parking on the west side of the building. 5. Since the four parallel parking spaces on the west side of the building are assigned parking for this building, the northern parallel parking space is lacking a sign restricting use to the office building. Install a sign for this northernmost parking space similar to the signs posted for the other three parallel parking spaces. 6. The proposal is to split off the subject area from the larger parcel to provide for the development of the balance of the property and an adjacent parcel with attached townhouse dwellings. The proposal creates a parcel for the office building that meets the Code requirements for lot width of 100 feet and lot area of 10,000 square feet. In order to provide sufficient land area on the balance of the property for attached townhouse dwellings utilizing the maximum density of 30 units per acre, the applicant is requesting a reduction in the rear setback from 20 feet to 10 feet for the subject area to the new lot line to be created. The applicant is proposing to set back the attached townhouse dwelling building south of the subject office building 25 feet from, this new property line. A six -foot high solid wood fence is proposed along this new property line on the residential parcel for buffering purposes. An easement for access, utilities and drainage on this lot will need to be recorded to provide for shared access, location of utility lines and since the attached townhouse dwelling site will accept this site's drainage. The proposal will define two driveways on Ham Boulevard on the subject area: one for the office building and the other to be used jointly by the office building and the proposed attached townhouse dwelling complex. Parking for the office building will be reoriented to meet Code design parameters. A total of six parking spaces, including the required handicap parking space, will be provided north of the office building. An additional four parallel parking spaces are proposed west of the building adjacent to the drive aisle for the attached townhouse dwellings. Since this parcel is zoned Commercial District, and only office parking requirements are being provided, future use of this parcel will need to be restricted to similar office uses or uses with a similar parking requirement as offices. Any drainage requirements for this site are being accommodated on the attached townhouse dwelling site to the south. The proposal will create a 3.5 feet streetscape landscape area along Ham Boulevard, to be enhanced with a hedge and one tree on either side of the eastern driveway. Additional hedging is proposed along the west and south sides of the parking area. Additional trees are also proposed on the east, south and west sides of the building, as well as ground cover within planter areas. While the parcel may meet the required lot width of 100 feet, it may be that the parcel has to be deeper than what is presently proposed to meet other Code provisons. Until we know that all Code provisions are being complied with, the determination was that we could not go forward with the land use and rezoning requests. All heads installed in planting areas along walks, drives and parking lots shall be 12" pop -up fixed spray heads. All heads shall be installed with the top of the spray body flush with finish grade. All groundcover areas shall be Irrigated with 12" pop -up fixed spray heads and extensions as required. 4. All sodded areas shall be irrigated with 4" pop -up spray heads or pop -up gear driven heads unless otherwise specified. 5. Pipe, valves and other irrigation equipment may be shown in drives, walks or buildings for clarity only. Install all valves and other equipment in landscape beds for best accessibility and concealment. G. Valves shall be installed in a manifold within a valve box of sufficient size to service all valves within the box. Valve box shall be free from any debris which may cover valves. Provide a 3" depth gravel sump at the bottom of the valve pit. 7. All Irrigation equipment and Installation techniques shall meet federal, state and local codes, regulations and ordinances. 8. All gear driven heads and all heads along walks, curbs, drives and parking areas shall be installed on flexible polyethylene swing points. 9. Gear driven heads and fixed spray heads shall be installed on separate zoneswhere possible. Precipitation rates and head type should be compatible within each zone. 10. Gear driven heads shall not be installed in shrub areas or be installed on risers where possible. I I . Controller shall be mounted as shown on plan 12. All sleeves shall be schedule 40 pipe Installed a minimum of 14" below grade. Sleeves shall be used only to install lateral irrigation lines through. Sleeves shall not be used as a method to convey water through the system. 13. Adjust all heads to provide maximum coverage and efficiency and minimize overthrow. Irrigation heads shall not spray over walks, drives or any other non - irrigated areas. 14.
