Will the second story be above the porch or start on the building line? How far is the porch from the city line? Will the added second story affect the site for cars and pedestrians as this is a very busy corner with residents, tourists etc going to the beach? The main beach exit for Mandalay, Bruce, Lantana, Narcissus, Aster and Bay Esplanade is across the road from this house. Also the current code for value- density to area for adding another floor? Is it the value of the house as it stands and then 50% of that value? Or is it the saleable value? How is this determined? I really appreciate your help in this matter.
