This project is part of a large parcel encompassing six lots. This parcel is bound on the north by Cleveland Street, on the west by S. Myrtle Ave., on the south by Park Street, and on the east by town homes and an auto repair and body shop. The actual building in question is located at the corner of Cleveland Street and S. Myrtle Ave. This building has been here for more than thirty years, being occupied by Avis Rentals for the past ten years. The building is being remodeled to accommodate two tenants. We will be relocation Avis to the south end of the building and creating a new space for a restaurant -cafe use, with an outdoor landscaped patio along S. Myrtle Ave. This application is intended to allow this building to be used for "A -2 Restaurant and Retail Sales & Services (rental vehicles) ", as allowed in the Downtown District (D). There are also several curb inlets around the perimeter of the property. Theses have been the means of control for over the past thirty years. We are located in the Downtown District and we are not increasing the size of the buildings that exist on the property but we will be reducing the overall impervious area. As we remodel the various building on this property we will be addressing the increase of landscape areas. It is our understanding that we would not be required to create a retention area unless there was a substantial redevelopment of the site.
