received on May 10, 1989. The changes ~ to the certified site plan (last
certified on April 13, 1987) as identified in the attached copy of the letter
from the owner's representative are as follows:
• Change of portion of retail space to restaurant space with deletion of one
parking space for outdoor eating area.
• Change in parking calculations based on het leasable floor area for office
space and gross floor area for separate retail and restaurant usage.
Parking provided on the site meets the requirements- according to the new
calculations.

1986, approved the above described final site plan sub3ect to the
following conditions:
1. Along the mayor thoroughfare a 5 ft. sidewalk shall be
indicated; a 4 ft. sidewalk in other rights-of-way. This may

8. The requisite building permits shall be procured within six
months from the date of certification and all requisite
certificates of occupancy shall be procured within two years
from the date of issuance of the initial building permits.
NOTE: The Development Code Adjustment Board on February 12,
1987 approved a 6 month extension for the variance to the
F.A.R. on the CG portion of the property (to expire on
8-13-87). The Planning and Zoning Board on March 3, 1987
approved the conditional use for non-commercial parking on
the RM-8 portion of the property (subject to (1) the
building permit being obtained no later than August 13,
1987 and (2) access is specifically authorized to the
property from Belleview Blvd. and Wildwood Way as shown on
the (approved) site plan).
The applicant is now requesting approval of three minor
adjustments to the site plan involving: 1) a 'revised parking
layout on the south side of the property to save a 14 inch tree;
2) adding additional catch basins to avoid drainage running
through landscaped areas, and~.3) reverse the direction of the one--
way arrow to property reflect the approach to the bank drive=in.
These changes qualify as simple adjustments to the plan.
Please certify the attached plans subject to the conditions
listed above (conditions on site plan certified on March 18,
1987) and distribute.

With reference to the Cafe at the above location, we have
calculated parking requirements as follows. Requirements for
sit-down restaurants are 10/1,000 square feet of .gross leasable
area, plus square footage of any outdoor seating.
At Belleair Links, we are required to have 100 parking spaces
based on 4.5/1,000 square feet for office use; 6.0/1,000 square
feet for retail use. If our cafe leases 825.5 square feet and
uses one (1) 9' x 18' parking space for outdoor seating, the cafe

Dear Sandy:
Per our conversation this morning, and my previous discussions
with Steve Doherty and Ray Wyland, please accept our 13 revised
copies of the site plan for the above referenced project, along
with the attached floor plan and parking analysis.
We are applying for this change to accommodate a small cafe with
outdoor seating which will service building tenants. I have
reanalyzed the parking, inclusive of the restaurant use, and
determined we are five (5} spaces to the good. The previous
analysis prepared by Al Panik was based totally on gross floor
areas, making no allowance for reductions as a result of common
areas applicable to business uses.
