The~City Commission at its meeting of 12-18-86, approved the
above described final site plan subject to the following
conditions:
i
1. A fire hydrant shall be provided at the entrance and a
;' Siamese connection shall be run out close to the
' hydrant, as stipulated by the Fire Department. (The
Fire Marshal finds the revised plan acceptable).
2. Retention area shall be designed to meet the standards
of the Public Works Department. (The Public Works Dept.
has no objection with the revised final plan).
3. The developer shall accept responsibility and provide
~ assurance that adequate parking has been provided on
site to accommodate all uses proposed in the building.
(Has been noted on the revised final plan).
`I 4. A note shall be provided on the plan stating that
' individual hotel units shall not exceed 500 square feet
of habitable floor area. ( Has been noted on the revised
~ final plan).

5. Signs on the site shall be subject to separate review
and permitting.

6. A copy of the purchase contract for Lots 4 through 8
;shall be presented to the Parks and Recreation Director
in order to calculate the correct recreation/open space
impact fees. (The copy of the purchase contract has been
~ presented to Parks and Recreation. The rec./open space
' fees-were paid on June 17, 1987).

~ 7. The existing dumpster site shall be subject to approval
prior ~to certification of the final site plan and either
an acceptable system of roll-out dumpsters be
established, or a properly screened dumpster site
provided as approved by the Utilities Department.
' (According to Utilities, a roll-out dumpster system is
acceptable for this site as shown on the site plan. It
is the responsibility of the owner to roll the dumpster
to a designated area at a scheduled time as approved by
' the Sanitation Superintendent).
~8. The requisite initial building permit shall be procured
within six (6) months from the date of certification of
the final site plan, and all certificates of occupancy
i shall be procured within two (2) years from the date of
issuance of the initial building permit.
