Thank you for taking the time to meet with me, Mr. Walker, and Mr. Cliff of Walker and
Associates, Architects, earlier today.
As we stated in our meeting today.. Walker a^d Associates had met with members of Planning
and Development Se..rvices last fall to discuss the parking requirements of the building that is
currently t.nd4r c:::~rastructic~n on cur campus. At that time, wc. were forty-six. (46) parlcrng places
short of meeting t:he requirements on the site plain. T'l~is was due to the fact that the College had
purchased additio._~al lroperty adjoining the present site, but the ne~~~ property had not yet been
surveyed to detcrn~-ine land usage.
As we told you today; we are pleased. to report developments regarding both the original site and
the newly purchased property. First, we have been able to add additional parking to the original
site. "The plans for this parking have already been given to the city. Second, the survey of our
new property has been completed. Based on the information, Walker and Associates gave you
tentative plans for additional parking in the newly acquired land, which wilt exceed the
requirements of the city.
Due to t't~e arr:our:t or- lime necessary to develop-the rewiy acquired property, the College is
requesting that we be allowed to open the new building using only the parking shown on the
original site. Because the building will not be fully occupied the first year, we believe that the
seventeen (17) spaces we will be short will not cause parking concerns on campus. Furthermore,
the new plans for two parking areas furnishing twenty-four (24) and sixty-six (66) parking
spaces, respectively, will be constructed in a timely fashion once engineering and permitting can
be accomplished. Thank you for considering this request.

RE: Parking Alternative for certified Site Plan
Dear Mr. Larsen:
Thank you for meeting with me regarding the parking alternatives for the expansion of
Clearwater Christian College.
The certified site plan parking requirements can be modified prior to the certificate of
occupancy for the dormitory buildings based on the additional property that the College
has recently acquired. The seventeen parking spaces can be eliminated from the existing
campus and placed on the new property subject to Army Corp and SWFNID approval.
The Planning Department will require that the new parking lots comply with the
regulations for parking lot landscaping. I do not believe that this will be a problem for
you.
We will need one more set of site plans. I suggest a time frame for the completion of the
new parking lots of one year from the issuance of the certificate of occupancy. If this does
not meet your needs please let me know.

_(a) FDOT permit Eor work within the right-oE way to Engineering Services;
_(b) Pinellas County Public Health Unit Permit, Ingress/Egress and a 10 foot Utility
Easement over the proposed water mains up to and including meters, backflow prevention and
hydrants.
4.Pay the sewer impact assessment fee, based on the size of the water meter with
assistance in determining the Eee Erom Central Permitting/Licensing specialists.
C. Before the Ciry can issue a Certificate of Occupancy, the applicant must complete the
following actions:
ZONING
1.Add note to plan: "All site lighting will be directed away from adjoining properties
and street right-of-ways..
TRAFFIC ENGINEERING
2.Pay the Transportation Impact Fee as called Eor by the Pinellas County
Transportation Impact Fee Ordinance with assistance in determining the fee from
the Clearwater Traffic Engineering Office.
ENGINEERING PLAN REVIEW
4.Bring all substandard sidewalks and sidewalk ramps adjacent to or a part of the
project up to standard, including ADA, and install sidewalk where none exists in the
street right of way.
5.Have the City install backflow prevention devices with the owner/applicant paying all
applicable Eees.
6.Visually screen the dumpster and provide gates with a minimum 12-Foot clear
opening to the front for access by Solid ~1~aste vehicles.
7.Furnish as-builts and an engineer's certiEcation to Engineering Services.
D. Complete the following actions as indicated:
ZONING
l.Obtain the requisite building permits within one(1) year Erom the site plan
certification date to prevent expiration of the site plan certification.
2.Obtain the requisite certiE~cate(s) of occupancy within three (3) years of the site plan
certification date to prevent expiration of the site plan certification.
3.Obtain review of and permits for signs and fencing/walls through separate review
and permitting procedures.
