The Development Review Committee at its meeting of June 12,-~ .
approved the above described final site plan subject to the
following conditions:
1. A 10 ft. right-of-way shall be dedicated on Gulf-to-Bay Blvd.
and a 10 ft. right-of-way shall be dedicated on Rogers Street
(Noted on plan).
2. The right-of-way shall be dedicated prior to the issuance of
building permits.
3. A S ft. sidewalk shall be provided along Gulf-to-Bay for this
project (Indicated on .plan).
4. The proper loading spaces as required by the Code shall be
placed on the plan (Indicated on plan).
5. The water lines for the project shall be designed as required
by the Utilities Director.
6. The appropriate Open Space fees shall be paid prior to
certification of this plan (Paid on 7-14-86).
7. •The requisite initial building permits shall be procured
within six months from the date of certification and that all
certificates of occupancy be issued within two years of the
date of issuance of the initial building permit.
8. Easements for water line up to and including hydrants and
meters shall be provided prior to issuance of building
permits.
A revised final site plan has been submitted, and after reviewing
it, Environmental Management requires the following additional
condition:
9. The reflecting pools shall not conflict with requirements of
interior trees and shrubs.

City Commission review the preliminary site plan for Gulf-to-Bay Office
Center and authorize review of a final site plan with final action by the
DRC subject to the following conditions:
1. Verification of the assessed just value and most recent sales price
must be submitted with the final site plan.
2. Zoning on adjacent property must be shown on the site plan.
3. The required setback from Rogers Street must be a minimum of 29.75
feet.
4. Concerns of the Traffic Engineer regarding the one way internal traffic
aisle at the entrance, turning radii and adequate aisle width for all
parking spaces must be addressed on the final site plan.

BACKGROUND:
The property is located on the south side of Gulf-to-Bay Boulevard
approximately 500 feet east of Thornton Road. The site contains 2.12 acres
M.O.L.
The Land Use Plan classification is Commercial/Tourist Facilities with a
zoning designation of CG (General Commercial).
Plans are to construct a three story office building containing a total of
36,800 square feet of floor area. Access is proposed at one point on Gulf-
to-Bay Boulevard.
