The Development Review Committee at its meeting of December 14, 1989 approved the above described site
plan subject to the following conditions:
1. An it ft. drainage and utility easement along Gulf-to-Bay Boulevazd shall be provided prior to issuance of
a building permit, or as otherwise determined by Public Works.
2. 'Dimensions for employee/customer pazking shall be given . on the site plan as required by the Traffic
Engineer, prior to certification.
3? Two (2) handicapped parking spaces shall be provided on the site plan as required by Traffic Engineering,
prior to certification.
4. ~ Relocation of the canopy shall be subject to approval by Traffic Engineering and Planning Department prior
to certification.
5: Relocation of the driveway off Bamboo Lane shall be subject to approval by Traffic Engineering prior to
certification.
`~ 6': Prior to certification the Dumpster Requirement Form must be completed and returned to the City
Sanitation Department.
7~ The Planning & Zoning Board stipulations of the conditional use approval on December 5, 1989, must be
listed on the site plan prior to certification. .
8. ' As per the City's new Comprehensive Plan, the westernmost access point to Gulf-to-Bay Boulevazd must
be eliminated from the site plan prior to site plan certification in order to facilitate traffic flow along this
thoroughfaze.
9. "Signs and fencmg/walls shall be subject to separate review and permitting processes. 1
10. All requisite Certificates of Occupancy shall be obtained within three (3) years from certification of the
amended site plan. .
As conditions # 2, 3, 4; 5, 6, 7, 8 have been met, please certify the attached plans/plats subject to conditions #
1, 9, :10 aisted, above and 'distribute.

1. Signs and fencing/walls are subject to separate review and permitting
processes.
2. Prior to certification of the site plan as submitted, the entire property
shall be zoned CG. (Finalized on 7/11/89)
3. The date and conditions of approval of the Planning and Zoning Board for
the outdoor vehicle sales and display (only) use shall be placed on the site
plan prior to certification.
4. The requisite initial building permit must be procured within six (6) months
from the date of certification of the final site plan and the requisite
certificate of occupancy/use must be obtained within three (3) years of date
of certification of the final plan.
Please certify the attached plans subject to conditions ~`1 and 4 listed above
and distribute.
