"Hidden ~ Oaks" (Babcock Co.) PSP 87-7. ~ - DATE: ~ .December 21, 1987 ~}- j`~~ ~ ~ /~ On July 27, 1987, the final site plan for Babcock Office Complex was certified sub3ect to nine (9) conditions. The applicant has modified the certified plan with minor revisions to the parking areas (to save addition- al trees), sanitary sewer system, shape of the detention ponds, storm sewer sys-t em, the McMullen-Booth Road entrance (in order to move it away from an existing box culvert) and the configuration of the aquatic lands to exclude areas that are covered by Florida Dredge & Fill Permit X521370083-(Aquatic land zoning reconfiguration for this property scheduled for final approval by the City Commission on January 7, 198$). City Departments of Traffic Engineering, Public Works (including Environ- mental Management), and Planning have reviewed the revised plan and have no problem with proceeding to certify this revised plan. I recommend approval of the current requested modification'as a minor plan change subject to the conditions of approval from the site plan certified on July 27, 1987. Prior to certification of the final site pplan an application must be submitted to rezone to aquatic Land interior that portion of the property under DER jurisdic- tion and fees for processing that application to be waived. (Applied for AL/I Zoning 6/1/87) 2. An easement must be provided over the drainage ditch prior to issuance of a build~ng permit. 3. The final site plan show a 5' sidewalk along S.R. 590 and McMullen-Booth Road. (Sidewalks shown on plan) 4. Storm water detention should be designed to drain dry as required by the Public Works Department. S. The driveway on S.R. 590 be realigned as required by the Trafffc Engineer.'
