Pursuant to' your recent conversation with Ed Mazur of this office,
enclosed are twelve copies of the revised Site Plan for the above
referenced project. Also enclosed is a check payable to the City of
Clearwater Commission in the amount of $50.00 to cover applicable
review fees.
The revision consists of creating a plaza area adjacent to the entry
to Building B, in an area that was previously a portion of the
parking lot. This revision was necessary to provide a general slope
on the sidewalk approach to the building, as well as to improve the
visual characteristics of the entry. The revised parking layout
exceeds applicable City of Clearwater regulations; i. e. , 507 spaces
required, 537 spaces proposed.
As you are aware construction plans reflecting this revision are
currently under review by the City of Clearwater. Your assistance:;
in processing this revised Final Site Plan is most appreciated.•

By this letter. McCormick Properties is requesting a two (2) year
time extension to the developmental Site Plan apgroved November 5,
1987. No modifications have been made to the approved site plan.
McCormick Properties began the organization and development of
Prestige Phase II in February of 1987 and completed working
drawings and financial arrangements in December of 1987. A general
contractor then reviewed and submitted cost estimates. A contract
was executed on January 15, 1988 and application for permit was
completed on January 28, 1988. The site permit was issued February
12, 1988 and construction proceeded.
Please find enclosed, a check in the amount of $50.00 as
requested. Thank you for your cooperation.

Drive (PSP 85-32).

The last final Site Plan for McCormick Prestige Place was certified on
November 1U, 1987 (this plan involved a City Manager approved minor plan
change). One of the conditions from the certified plan was as Follows (a
carry-over condition from previous approvals for this plan):
The requisite initial building permit must be procured within six (6)
months from the date of City Manager .approval of the final plan and all
certificates of occupancy must be obtained within two (2) years of the
date of certification of the final site plan.
It was determined from records at the Building'Department that the initial
building permit was issued on February 3, 1986 (therefore, the expiration
date was on February 3, 1988).
According to the Building Department, the building shell and site work are
now completed for Phase I of the two phase plan. The developer explains
that it took almost one year for working drawings and financial
arrangements to be completed for Phase II. A parking lot permit for site
work for Phase II has now been issued (on February 12, 1988) and
construction is progressing. The developer is requesting a two year
extension to the site plan in order to complete the development.
As one-half of the project has now been constructed and the developer is
currently proceeding to construct the final phase in harmony with the
approved plan, I recommend approval of the revalidation request sub'ect to:
(Conditions ~1 and 1~2 are from the site plan certified on 11/10/87.
1. An ingress/egress easement be provided over the private drives.
2. A 10' easement be provided over the water mains up to and including
meters and hydrants.
3. All certificates of occupancy must be obtained prior to February 4,
1990.
If you concur with this recommendation, please initial this memo and
forward it to the City Clerk for distribution to be attached to the final
site plan For McCormick Prestige Place (PSP 85-32) certified on November
10, 1987.

On July 21, 1986, the City Manager approved a minor amendment to the site
plan involving a change in the floor areas of Bldgs. A and B (but no change
in total floor area of 152,000 sq. ft. on the site) and minor adjustments to
the landscape islands in the parking area west of Bldg. B (as coordinated
with the Forestry Inspector).
The site plan was certified on July 22, 1986 subject to the following
conditions (which were .required by the City Manager in approving the site
plan on July 21, 1986):-
1. An ingress-egress easement be .provided over the private drives;
2. A 10 foot easement be provided over the water mains. up to and including
meters and hydrants; and
3. The requisite initial building permit(s) be procured within six months ;
from the date (July 21, 1986) of City Manager approval of the final site
plan and all requisite certificate(s) of occupancy be procured within
two (2) years from the date of issuance of the initial building permit.
The applicant is now requesting approval of additional minor changes to the
site plan involving the landscape islands, private sidewalks, and parking
area near Bldg. B. These changes qualify as a simple adjustment to the r`
plan.
Please certify the attached plans subject to the conditions listed above
(conditions on site plan certified on July 22, 1986) and distribute.

The site plan for the above described development was last
certified subject to conditions on January 14, 1986.
The applicant has revised the final plan.' The"-gross floor;
area of Building "B", which is currently under construction,
has been increased from 76,000 sq. ft. to 77,538 sq. ft. while:f
the gross floor area of Building "A" has been reduced from 76,000
sq. ft. to 74,462 sq. ft. to maintain the total approved- gross`
-f loo-r area of 152,000 sq. ft. on the situ. Minor. adjustments
were also made to islands. in the parking area to t°ne west of
building "b" which have-.been closely coordinated with Alan
Mayberry., the City's Forestry Inspector .• Required parking
has not been affected. Traffic Engineering and Public Works
have reviewed the revised plan and have no objections.
It is our recommendation to you that the attached revised final
site plan be approved subject to the three previous conditions
listed on the last certified plan which are as follows:
1. An ingress-egress easement be provided over the private
drives;
2. A 10 ft. easement be provided over the water mains up to and
including meters and hydrants; and
3. .The requisite initial building permit(s) be procured within.

1. An ingress/egress easement be provided over the private drives.
2. A 10° easement be provided over the water mains up to and including
'meters and hydrants.
3. The requisite initial building permit(s) be procured within six (6)
months from the date of City Manager approval of the final plan and all ~
certificates of occupancy must be obtained within two (2) years of the
date of certification of the initial building permit.
Note: According to records at the Building Department, the initial.
building permit was issued on February 3, 1986.
MINOR PLAN CHANGE
1. Minor revisions to the building configuration and area,. to the parking
area, to the storm, system configuration and sidewalks (interior).
'(Traffic Engineering and Public Works have reviewed the modified site
'plan and have no objections).
