The Development Review Committee at its meeting of January 13, 1994, approved the above described final site plan subject
to the following conditions:
1. Signs and fencing/walls are subject to separate review and permitting processes.
2. The requisite building permits must be procured within two (2) years from the date of certification of the final site plan
and alI requisite certificates of occupancy must be obtained within four (4) years of the date of certification of the site
plan.
3. A Unity of Title shall be recorded prior to certification of the site plan.
4. The minimum turning radius for designated drives and fire lanes shall be 42 feet.
5. Prior to certification, the Dumpster Requirement Form must be completed and returned to the City Sanitation
Department.
6. Prior to certification, a copy of the SWFWMD permit application is to be provided to Engineering Site Plan Review.
7. Prior to the issuance of a building permit, a copy of the approved SWFWMD permit is to be provided to Engineering
Site Plan Review.
8. Prior to certification the following information is to be provided:
a) drainage calculations to show that the existing detention pond was designed to accept the additional runoff from
the proposed development.
b) 50 ft. of topographical survey is required adjacent to the perimeter of the site. (Per City of Clearwater Storm
Drainage Design Criteria Manual, page 7 under submittals)
c) s 15 ft. easement is to be dedicated to the City of Clearwater over the relocated storm line. (Note on plan and
dedicate prior to building permit.)
9. Prior to issuance of a building permit, a copy of the approved Pinellas County driveway permit is to be provided to
Engineering Plan Review.
10. Sidewalks are required adjacent to all street rights-of--way.
11. Applicant shall, on the preliminary and final site plan, show all protected trees by size, species, and location.
12. Prior to certification, a Landscape Plan in compliance with the Land Development Code shall be submitted for approval
by the Environmental Management Group.
13. Prior to the issuance of a building permit, applicant shall acquire a clearing and grubbing permit and a tree removal
permit, (or a no tree verification form), from Environmental Management.
14. Prior to issuance of a building permit, applicant shall provide to Environmental Management and Engineering an
approved copy of all necessary local, state, and federal permits that may be required.

15. Stormwater retention calculations and details for existing detention area shall be submitted to Environmental
~~ Manage~at.
16. The applicant shall contact Parks & Recreation for the required recreation open space assessment fee, which shall
be paid prior io certification.
As conditions l13,4,5,6,7,8,9,10,11,12,13,14,15, and 16 have been met, please certify the attached plans subject to
conditions 1/1 and 2 listed above and distribute.
