Foundation Oaks review by DRC The revised site plan that you are receiving has some revisions from the one we submitted earlier (they are described below). Unfortunately, we still missed a few things I would like to bring to your attention: Although the revised site plan shows legal descriptions for the entire tract of land, the second legal description on sheet (1) should be simplified from m" etes a-Eff bounds legal escription to: _ Lot 1 & Lots 2, Foundation Oaks (the parcel has been platted) heet (2) should show that Lot 1 is zo ed RM-1 , not RM-8. The zoning was changed On Lot 1. Sheet (3) does not show all proposed landscaping. The engineer only included the landscaping proposed for Lot 1, where the apartments are to be located. Assume that we will agree to provide for any landscaping the DRC requires for the Family Center/Police Substation site. The revised site plan shows a change of location for two parking spaces on the apartment side of the plan. The two spaces were moved from a location adjacent the 20" oak tree to the west property line. This change of location will protect the root system of the oak tree. The revised site plan also slows two additional parking spaces identified as Compact Spaces on the northeast corner of the family center parcel. D C ?2 R V A F-CF-1"V50 N O V 0 5 1998 NOV 0 6 1998 CENTRAL PERMITTING CITY ATTORNEY CITY OF CLEARWATER The site plan review section on sheet (3) also shows minor changes to reflect RM-8 & RM-12 zoning and identifies the family center in addition to the apartments. I am sorry that incorrect copies.were provided, and hope it does not cause the Committee any inconvenience. Also, please be advised that I have requested our attorney to prepare (4) easements that I believe the DRC Committee would request. A copy of the proposed easements is attached. I look forward to meeting with the Committee on November 12? RgURVE ?3 NOV 05 1998 CENTRAL PERMITTING CITY OF CLEARWATER ----------- - --- ----- 1. The first easement would grant any future*owners shared ingress and egress between Lot 1 and Lot 2, Foundation Oaks, allowing the parking lots to connect. 2. The second easement would grant any future owners of Lot 2 Foundation Oaks, to run storm water drainage into Lot 1, Foundation Oaks water retention pond. 3. The third easement would grant any future owners of the corner unplatted lot, legal description attached (this is the lot we obtained from Daoul El Debs) to run storm water drainage into Lot 1, Foundation Oaks water retention pond. 4. The forth and final easement would grant permission to any future owners of Lot 1, Foundation Oaks to have runoff water from the retention pond go into the 12" pipe that flows into the retention pond located on Community Service Foundations' Foundation Village Apartment property.
