The site is zoned Residential-8. The proposed Cure Plan [Not for Construction] concept for the portion of the site that has
been impacted by the right-of-way acquisition for the widening project has been prepared and reviewed by TBE. Upon
informal plan review by the City of Clearwater Development Review Committee, the Cure Plan is to be in compliance with
the following City of Clearwater codes:
Chapter 40 -Zoning
• Side Yard setbacks, and
• Number of required pazking spaces. Q

• Parking dimensional standards,
• Buffering and screening requirements, and
Review Approval
Based upon informal plan review by the Development Review Committee, as the Development Code Administrator, I
would recommend approval of this plan. Further, that the proposed cure plan does have a waiver or variance to Sect.
40.106 (5) (a).1. In that the remainder property has less than the required 25 foot street setback as a result of the widening.
Sect. 40.106 (8) (b) In that the remainder front yazd does not meet the 40 percent open space requirement which has been
reduced to provide for the parking utility which existed prior to the widening.
Pursuant to Chapter 45.23, as the City of Clearwater Development Code Administrator, I would recommend approval of
this variance request.
