The Development Review Committee at its meeting of May 10, 1990 approved the above described site plan subject
to the following conditions:
1. Handicapped and all parking spaces shall be provided on the site plan as required by the Traffic Engineer
prior to certification.
2. The requisite easement for the creek shall be staked and is subject to approval by Public Works prior to
certification.
3. The drainage ponds shall be designed as required by Public Works prior to certification.
4. The location of the dumpster is subject to approval by the Utilities Engineer prior to certification.
5. Open space and recreation fees shall be paid prior to certification. (The Director of Parks and Recreation
Department will require the payment of fees for this site prior to the issuance of the requisite certificate of
occupancy).
6. A Pinellas County Public Health Unit Permit, ingress/egress and a 10' Utilities easement over proposed
water mains, up to and including meters, backflow preventers and hydrants are required prior to the issuance
of a building permit.
7. Prior to certification, the Dumpster Requirement Form must be completed and returned to the City Sanitation
Division.
8. Prior to a Certificate of Occupancy, the dumpster must be visually screened, gates must be provided with
a minimum 12'clear opening to the front for access by Sanitation trucks.
9. Signs and fencing/walls are subject to separate review and permitting processes.
10. Requisite initial building permit shall be procured within six months from date of certification and all
requisite certificates of occupancy shall be obtained within three years from the date of certification.
As conditions #1,2,3,4,7 have been met, please certify the attached plans subject to conditions 1#5,6,8,9,10 listed
above and distribute.

In reviewing the final plans for the proposed UPARC Housing
Apartments, I have determined that the development meets all of the
concurrency review criteria.
I am hereby issuing a Certificate of Capacity with the condition
that the requisite initial building permit shall be procured within
six months from the date of certification and all requisite
certificates of occupancy shall be obtained within three years from
the date of final site plan certification.
