The Development Review Committee at its meeting of July 12, 1990,approved the above described site plan subject
to the following conditions:
1. The required radius for the driveway near the siamese connection and hydrant shall be designed as required
by the Fire Marshal and Utilities.
2. The installation of two separate water meters for this site is subject to the approval of the City Water
Superintendent prior to certification.
3. A copy of the approved Pinellas County Public Health Unit Permit, Ingress/Egress and a 10' Utilities
Easement over proposed water mains, up to and including meters, backflow preventers and hydrants are
required prior to the issuance of a building permit.
4. Reduced pressure backflow prevention devices must be installed on the water services by the city and shown
as such on the site plan prior to certification.
5. Prior to certification, the Dumpster Requirement Form must be completed and returned to the City Sanitation
Department.
6. The requisite concurrency review shall be completed prior to certification of the site plan.
7. The O.R. and page numbers of the recorded easements for the shared driveways shall be provided on the
site plan prior to certification.
8. Handicapped spaces shall be provided on the site plan in accordance with state standards and as required by
the Traffic Engineer prior to certification.
9. A minimum 9' clear distance shall be provided for all parking spaces and shall be shown as such on the
site plan prior to certification.
10. The requisite open space and recreation fees shall be paid prior to certification of the site plan.
-11. Signs and fencing walls are subject to separate review and permitting processes.
12. A private easement for the existing sanitary sewer for Island Walk Condo is to be provided by the Belpark
Condo owners prior to issuance of a building permit, and official records number shown on plans.
13. Prior to certification a copy of the SWFWMD application is-to be provided to Public Works Department,
and prior to issuance of a building permit a copy of the approved SWFWMD permit is to be provided to the
Public Works Plan Review.
_..14. The requisite initial building permit shall be procured within one year from date of certification and all
requisite. certificates of occupancy shall be obtained within three years from the date of certification.
