.,`On February 28, 1985, the Resource Development Committee
recommended approval of the final site plan for the Office
Building for R,.H..Woodley subject to conditions. It is the RDC
recommendation to you that the attached final site plan be
approved subject to the following condition:
The requisite initial building permit(s) be procured within
six (6) months from the City Manager's approval of the final
site plan and all requisite certificate(s) of occupancy be
procured. within two (2) years from the date of issuance of
the initial building permit.
If you concur with this recommendation for approval, please
initial this memo and forward the eleven (11) attached copies of
the final site plan to the City Clerk for certification and
distribution.

On April 7, 1983, the Clearwater Cj authorized city
staff to review and process. the final site plan for Woodley
Professional Center subject to considerations. A copy of the
agenda item detailing the considerations is attached for your
information.
In accordance with Section 131.225 (D) of the Zoning Code, a
final site plan may be accepted by the City for review by the
Resource Development Committee within six months of City
Commission action, or until October 7, 1983.
The content required of a final site plan is detailed in Section
131.225 (I) of the Zoning Code. If you have any questions,
please contact this office.

SUBJECT:
Preliminary Site Plan for Woodley Professional Center, Lot 3, R.H. Woodley
Sub., Sec 12-29S-15E (Woodley) PSP 83-8
RECOMMENDATION:
City Commission receive the preliminary site plan for the Woodley
Professional Center and authorize staff to review and process a final site
plan subject to the considerations no-ted below.
[] And that the appropriate officials be authorized to execute same.
BACKGROUND:
The property is located on the east side of Hercules Avenue approximately
450 feet south of Palmetto Street.
The Land Use Plan classification is Residential/Office. The zoning
designation is PS(Professional Services)District.
Plans are to develop a three-unit office development.. The one-story
buildings will contain a total of 9,000 square feet. Access will be from
Hercules Avenue.
Preliminary staff review indicates several issues which must he addressed
prior to and/or with the final site plan submission. The preliminary site
plan fails to account for the existing 30 foot right-of-way easement along
the east property line. -The impermeable lot coverage limit of 70% is
exceeded. The final site plan should be submitted in accordance with Sec.
131.225 (i) including the provisions for a location map and information
pertaining to surrounding zoning.
