The 7 ft. drainage and utility easement adjacent to Nursery Road on Lots 1 and 2 as shown on the plan is to be dedicated to the City of Clearwater prior to the issuance of a building permit. 2. The construction plans are to show detailed elevations that the new construction does not block the overland storm drainage from the South Haven Subdivision. This subdivision is adjacent to the east property line, and the back yards of these homes drain across the church property as shown on the survey prepared by Herbert Shoun, Jr. 3. A copy of the approved SWFWMD permit is to be provided to the Public Works Department prior to issuance of a building permit. 4. The proposed water distribution system (including fire hydrant locations), subject to approval of the Utilities Engineer and Fire Marshal, must be shown on the final site plan prior to certification. 5. An Ingress/Egress and a 10' Utilities Easement over proposed water mains, up to and including meters, backflow preventers and hydrants are required prior to the issuance of a building permit. 6. The dumpster pad must be rotated slightly in a clockwise direction to provide for access by Sanitation trucks and shown as such on the. site plan prior to certification. 7. Prior to certification, the Dumpster Requirement Form must be completed and returned to the City Sanitation Department. 8. Prior to a C.O., the dumpster must be in a visually screened enclosure. Provide gates with a minimum 12' clear opening to the front. 9. The actual proposed setbacks being dimensioned on the site plan prior to certification. 10. Signs and fencing/walls are subject to separate review of permitting processes. 11. Requisite building permit shall be procured within six months from date of certification and all requisite certificates of occupancy shall be obtained within three years from the date of certification of the site plan. 12. Subject to the open space fee being paid prior to certification of the site plan.
