The survey sites a legal description as Lot 6 plus some 2 feet of vacated easement to the west side of the building, however please note that the deed describes Lot 6, Block 16 together with the east 19 feet of the closed alley abutting the west which allows us sufficient room to provide four parking spaces on the west side of the building. 10.The building, for the most part is used for warehousing and storage. Our plans include a new electric scooter which is highway legal and we must have a Department of Motor Vehicles License and in order to transfer that License we need a compatible permit. and we just paid $637.88 for OCL 0024801 I realize that Industrial Zoning does not have a lot of flexibility for a retail operation but we completed all of the changes that the City required (at a cost of over $10,000.00) and we would use the same space for retail. Planning: 1 . Provide a survey and site plan that is for Lot 6 and the east 1/2 of the vacated 18-foot wide alley on the west (additional land area of 1375 S. Ft. Harrison Avenue may be shown to the west of this lot for the purpose of parallel and other parking on the west side of the building and a one-way drive aisle to the west of these parallel spaces). 2. The existing parking area on the north side of the building is nonconforming to Code requirements, as vehicles must back into the right-of-way to exit the spaces. As such, in accordance with Sections 3-1202.A.2 and 3-1401.B.2, parking must be reoriented, as follows (required parking for offices is three spaces per 1,000 square feet or a total of 11 spaces for this office use): a. provide two parking spaces (one closest to the building being a handicap space, 12-feet wide with a five-feet wide access aisle) on a east/west orientation. Regular stall dimensions nine-feet wide by 18-feet long. Provide wheel stops for these two spaces; b. remove excess existing pavement on-site and within the right-of-way; c. provide a four-foot wide concrete sidewalk within the public right-of-way along the site frontage, per City standards; d. provide an accessible path to the sidewalk in the right-of-way in front (east side) of the spaces in "a" above (minimum width of 44-inches) along the existing edge of pavement (leaving the approximate four-foot wide landscape area on the west side of the wall); e. provide a foundation landscape area on the east side adjacent to the building equal in depth as the covered concrete entry area; f. provide a landscape area between the parking stalls and the north property line, should be approximately eight feet in width; g. curb the northern edge of the foundation landscape area ("e" above) (southern edge of pavement); e. curb the northern edge of pavement (along parking stall and driveway) (see "f' above); f. provide parallel parking (8-feet wide by 23-feet long) on the west side of the building, with required drive aisle; and g. provide additional spaces off-site to the west on 1375 S. Ft. Harrison Ave. property, most likely facing the trail, with wheel stops. 3 . Condition of approval to be included in the Development Order: Applicant/tenant to obtain an occupational license from the City within 30 days of issuance of this Development Order, paying all fees since November 3, 2004. 4. Site plan by Lloveras is inconsistent with an 8.5"x11" drawing submitted indicating the location and size of the Segway retail area. Revise survey/site plan and the 8.5"x11" drawing to be consistent. Ensure any 8.5"x11" drawing is oriented properly to coincide with the survey/site plan regarding location, dimensions, etc. and is legible (some areas too light and some "scribbling" on the plan). 5 .
