Comprehensive Plan Amendment Application Criteria
The Comprehensive Plan Amendment Application requires information that any
proposed amendment will comply with certain standards. Below, these have been listed,
and a response has been made to each:
1. The proposed amendment furthers the implementation of the Comprehensive Plan
and is consistent with the goals, policies and objectives of the Plan.
The land use amendment being requested is consistent with the goals, objectives and
policies of the Comprehensive Plan. Highland Ave. and the surrounding area is seeing
redevelopment in the form of new office buildings which is consistent and compatible
with the surrounding environment. The structure right next to the subject property has
been rezoned as office building and is being used as commercial, so the proposed
amendment would not be inconsistent with the surrounding land use.
2. The amendment is not inconsistent with other provisions of the Comprehensive
Plan.
The proposed Comprehensive Plan Amendment is consistent with the other provisions of
the Comprehensive Plan.
3. The available uses to which the property may be put are appropriate to the
property in question and compatible with existing and planned uses in the area.
The Comprehensive Plan Amendment does not significantly change the land use allowed
on South Highland Avenue, and would be consistent with the existing uses of the street
which is office and residential. The community would be enhanced by aweld-maintained
office building which has been completely renovated
4. Sufficient public facilities are available to serve the property.
There are currently sufficient public facilities available to serve the potential densities
that the proposed Comprehensive Plan Amendment would bring to 521 S. Highland Ave.
There would be no significant increase in traffic resulting from a real estate brokerage
housed in a 1200 square foot structure along Highland Ave. There is ample parking for
the 3-S real estate agents, staff and public that would frequent the office building at any

The re-classification of S21 S. Highland as an office structure would not adversely affect
the natural environment of the community. There would be virtually no change in the
natural environment resulting from this Comprehensive Plan Amendment.

area.
The approval of the Comprehensive Plan Amendment on the site would allow for similar
land use as is already approved on Highland Ave. and the surrounding streets. The use

As we discussed last week, your Parkview Village large scale amendment will be processed under the new pilot program.
This legislation requires that large scale amendments be "immediately" sent to DCA for review. As we discussed you were
going to work with Mike to get that information together. Will this be sent to DCA and the other required agencies today
before you go Orlando?
