L. FIRE FLOW CALCULATIONS/ WATER STUDY:
Provide Fire Flow Calculations. Water Study by a FIRE PROTECTION ENGINEER to assure an adequate water supply is available and to determine if
any upgrades are required by the developer due to the impact of this project. The water supply must be able to support the needs of any required fire
sprinkler, standpipe and/or fire pump. If a fire pump is required the water supply must be able to supply 150% of its rated capacity. Compliance with
the 2004 Florida Fire Prevention Code to include NFPA 13, MFPA 14, NFPA 20, NFPA 291, and MFPA 1142 (Annex H) is required.

This letter constitutes a Development Order pursuant to Section 4-202.E of the
Community Development Code. On January 4, 2007, the Development Review
Committee (DRC) reviewed your application for Flexible Standard Development
approval to permit an in-ground swimming pool in the Low Medium Density Residential
(LMDR) district. The request includes a reduction to the rear (south) setback from 10
feet to 7.5 feet under the provisions of Section 2-203.B.2. The DRC recommended
APPROVAL of the application based upon the following findings of fact and conclusions
of law:
Findings of Fact:
1. The 0.16 acre subject property is located on the south side of Prince Phillip Street
approximately 400 feet west of Keene Road;
2. The property is located within the Low Medium Density Residential (LMDR)
district;
3. The development proposal is compatible with the surrounding area; and
4. There are no outstanding Code Enforcement issues associated with the subject
property.
Conclusions of Law:
1. The proposal complies with Flexibility criteria for detached dwellings under the
provisions of Section 2-203.B.2. of the Community Development Code; and
2. The proposal is consistent with the General Standards for Level One and Level Two
Approvals as per Section 3-913 of the Community Development Code.
I concur with the findings of the Development Review Committee and, through this
letter, APPROVE your application for Flexible Standard Development. This approval is
based on and must adhere to the site plan, survey, and application dated received
November 28, 2006.

To Surrounding Property Owners:
As a property owner within 500 feet of 1761 PRINCE PHILLIP ST, the City of Clearwater Planning Department
gives notice that an application for Flexible Standard Development application approval for reduction to the rear
(south) setback from 10 feet to 7.5 feet (to pool deck) under the provisions of Section 2-203.13 of the Community
Development Code.
On January 04, 2007, the Development Review Committee (composed of the City's professional staff) will
review and determine whether the application demonstrates compliance with the City's Community
Development Code. Following that review and determiniation, the Planning Director will issue a
Development Order approving, approving with conditions, or denying the application. The earliest date that
the City will make a decision on the application will be January 04, 2007.
