Pelican Walk Plaza/space #113 There will be no changes to the outside of the building. The only structural change to the inside of the space will be drains for the sinks and refrigeration. Two-four small metal tables will be outside. They will be secured at night. Umbrellas will be a neutral color with no writing. Clearwater Beach Currently there is no espresso bar or gelato offered on the beach. The only place to taste wine is in the restaurants. We are offering a unique European concept. On January 16, 2003, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval to permit a restaurant (with an outdoor cafe) and alcoholic beverage sales within the Tourist District utilizing shared, existing or planned and committed parking facilities within 1,000 feet of the subject site under the provisions of Section 2-802.A and N and the Retail and Restaurant District of Beach by Design. That all signage meet the requirements of Code and be designed according to a common theme, including similar style, color, material and other characteristics to provide a sense of uniformity at this shopping center. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development. The approval is based on, and must adhere to, the site plan and application dated December 24, 2002. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (January 24, 2004). All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners. The issuance of this Development Order does not relieve you of the necessity to obtain any building permits or pay any impact fees that may be required. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development. The approval is based on, and must adhere to, the site plan and application dated October 18, 2002 and the parking study dated December 17, 2002. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (December 24, 2003).
