SUBJECT: Certification of the Site Plan for Wee Care Preschool (Expansion), located at 3130 McMullen-Booth
Road (PSP 90-09) . SEP 7 1990

The Development Review Committee at its meeting of June 15, 1990 approved the above described site plan subject
to the following conditions (to become effective following City Commission review on June 21, 1990):
1. The water line and requisite hydrants shall be shown on the site plan prior to certification as per the Fire
Marshal
2. A copy of the vehicular easement along the south property line shall be provided to Public Works
Department for review prior to certification of the plan.
3. A right-of-way permit from Pinellas County is required prior to a bldg. permit from the city.
4. The private force main for the sanitary sewer shall be shown as required by the Public Works Department
prior to certification.
5. A copy of the retention (drainage) calculations shall be provided in accordance with City Standards prior
to certification.
6. Handicapped spaces must be designed in accordance with State Law and shown as such on the site plan for
Traffic Engineering approval prior to certification.
7. Copies of SWFWMD and DER permits shall be provided to Public Works prior to issuance of a bldg.
permit.
8. The location of the trash container shall be shown on the site plan as per Utilities prior to certification.
9. It is recommended by D.R. C. that the two driveways remain for this site at present time. It should be noted
that one of the driveways will be deleted in the future (most likely the north d/w) with the widening of
McMullen Booth Road.
10. The requisite open space recreation fees are payable prior to certification.
11. The basis (i.e. the number of classrooms, students, teachers/employees, etc.) for the proposed parking shall
be given on the site plan for determination of parking adequacy prior to certification (As per the applicant,
there are 4 classrooms with 6 employees existing; there wil be 6 new classrooms with 6 new employees.
The 12 parking spaces should be sufficient as determined by the Planning Manager).
12. Signs and fencing/walls are subject to separate review and permitting processes.
As conditions #1,2,4,5,6,8,10,11 have been met, please certify the attached plans/plats subject to conditions
#3,7,9,12 listed above and distribute.
