The townhouse site plan for the Villas of Sunset Groves was
approved by the City Commission on September 20, 1979 and
certified by the City Clerk on October 8, 1979.
The owner of the unit addressed at 2063 Sunset Grove Lane
requests that the plan be amended for his property to provide for
a fence of graduated heights (ranging froin six feet at the
building to four feet at the rear property line). The Public
Works Department has requested that, where the fence traverses
the drainage and utility easement, the fence be constructed in a
manner which will not obstruct the free flow of water.
I recommend that we approve this modification as a minor plan
change with the proviso that the fence not obstruct the flow of
water within the drainage easement. If you concur, please
initial this memo and forward it together with the ten attached
copies of the fence plan to the City Clerk so that she may
certify them as a valid record of change and distribute thein to
the appropriate departments for filing.

Dear Mr. Lackie:
The preliminary site plan for the Villas of Sunset Grove was
approved by Clearwater's City Commission on September 20, 1979.
The-certified site plan delineates that a three foot fence be
constructed atop a three foot berm adjacent to the south property'
line. It is my understanding that you now wish to modify the
berm height to two feet and the fence height to four feet at this,
location. Please be advised that it is the Planning Department's
determination that this will not require an amendment to the plan
and that an application for your fence permit should now be coor-
dinated with the City's Building Department.

The Preliminary Site Plan for the Villas of Sunset Groves
was approved by the City Commission on September 20, 1979
and certified by the City Clerk on October 8, 1979.
The developers are now proposing to reposition some of the
units to provide a two-foot offset from the adjacent unit.
The Planning Department supports this proposed plan change
feeling that it will, to some degree, provide visual relief
from the building alignment originally approved in which all
units were uniformly located 52 feet from the centerline of
the private street.
I recommend that we treat this modification as a minor plan
change. If you concur, please forward a copy of this memo
with your signature along with the five attached copies of
the plan to the City Clerk so that she may certify them to
constitute a valid plan change and distribute them to the
appropriate departments for filing.
