The architect then designed and the builder constructed using (survey#2 ) for the site plan. The dimensions of the structure have been verified by surveyor and owners agent to be correct. Due to this discrepancy as shown by the tie in survey (labeled #3), we are requesting 1.5 feet more setback variance than originally anticipated. There are currently 3 structures along this alley way that are also non- conforming and appear to have less than 8 foot rear setbacks. Photos are attached. m0r. The existing SFR, even though new construction, was designed to be in harmony visually, scale etc.. with surrounding properties. Most properties in this area were constructed in the 1915-1930 time period. This new structure is architecturally consistent with this time period. 2. This SFR has a current asking price of $995,000 which for the size and location of the structure will significantly improve the value of the entire subdivision. 3. Existing SFR is consistent with surrounding dwellings and has only approved building materials used in it's construction and poses no adverse health/safety conditions of neighborhood. 4. The existing garage is the part of the structure the variance is requested for. By allowing this deviation from the approved setback the traffic pattern on Sunset Drive will be minimized due to the fact the house will be primarily accessed through the rear alley way. 5. Old Florida is the theme of this traditional styled SFR. It features lap siding, large porches and native landscaping. 6. Garage can screens and rear placement of all outside mechanical and irrigation systems are designed to minimize visual and aural unsightliness. 0 % Responses to Flexible Standard Development Application Page 3 answers 1. Due to erroneous survey information from the commencement of the project, the architect designed and builder constructed this structure so the south east corner of the garage is at 8.5 feet from the eastern boundary line as shown on new tie in survey. ORIGINAL 2. This is a new construction home for sale with an asking price of $995,000 usd. This appears to have already increased values of surrounding homes and has prompted adjacent properties to perform better regular maintenance and in some cases significant upgrades. 3. This property we feel has/will continue to enhance not only this subdivision but the city as a whole.
