On March 31, 2005, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval for a second story, 270 square foot addition to an existing single-family dwelling unit, located in the Low Medium Density Residential zoning district. The request includes a rear (west) setback reduction from ten feet to 6.0 feet to allow the proposed second floor to exist at the same setback as the ground floor, per Section 2-203.13. The DRC recommended approval of the application with the following bases and condition: Bases for Approval: 1. The proposal complies with Detached Dwelling criteria under the provisions of Section 2-203.13; 2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and 3. The proposed development is compatible with the surrounding area. Conditions of Approval: 1. That the final design of the addition be consistent with the conceptual elevations submitted; I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the one above-mentioned condition. The approval is based on and must adhere to the site plan and application dated received February 15, 2005. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (April 1, 2006).
