General Sign Criteria ORIGINAL
1). All tenants must have individual reverse lit channel letters.
2). No cabinets, no raceways, no front lit letters.
3). All signage is to be architecturally integrated into the design of the site and
building and proportionately located horizontally and vertically.
Exceptions
1). T3 Maxx and Homegoods. These two tenants will be Red internally illuminated
channel letters.
2). There is an existing awning for First Watch restaurant that will remain, however if
that tenant leaves the new tenant will be required to have reverse lit channel
letters.
3). 1 Party was not part of the remodel and still has their original channel letters
installed. They are front lit. If I Party leaves the new tenant shall be required to
have reverse lit channel letters.

Development Code. On December 8, 2005, the Development Review Committee (DRC) reviewed your
application for Flexible Standard Development approval to permit Alcoholic Beverage Sales use to
occupy an existing use of Retail Sales and Services, in the Commercial (C) zoning district, per Section
2-703.C. The DRC recommended approval of the application with the following bases and conditions:
Bases for Approval:
1. The proposal complies with Detached Dwellings criteria under the provisions of Section 2-703.C.1;
2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and
3. The proposed development is compatible with the surrounding area.
Condition of Approval:
-1. That BCP2005-11715 be completed;
2. Submit documentation from the Florida Department of Business and Professional Regulations
stating health inspection has been completed and approved; and
3. Completion of the Background Information Report;
4. Obtain all required Occupational Licenses;
5. Obtain Planning Department approval for state alcohol licenses.
I concur with the findings of the Development Review Committee and, through this letter, approve
your application for Flexible Standard Development with the above condition. The approval is based
on and must adhere to the site plan and application dated received October 1, 2005.
Pursuant to Section 4-303, an application for a building permit shall be made within one year of

This letter constitutes a Development Order pursuant to Section 4-202.E of the Community
Development Code. On December 8, 2005, the Development Review Committee (DRC) reviewed your
application for Flexible Standard Development approval to permit Alcoholic Beverage Sales use to
occupy an existing use of Retail Sales and Services, in the Commercial (C) zoning district, per Section
2-703.C. The DRC recommended approval of the application with the following bases and conditions:

1. The proposal complies with Detached Dwellings criteria under the provisions of Section 2-703.C.1;
2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and
3. The proposed development is compatible with the surrounding area.

As a property owner within 200 feet of 2555 COUNTRYSIDE BLVD, the City of Clearwater Planning
Department gives notice that an application for Flexible Standard Development approval to permit Alcoholic
Beverage Sales use to occupy an existing use of Retail Sales and Services under the provisions of Section
2-703.C..
On November 10, 2005, the Development Review Committee (composed of the City's professional staff) will
review and determine whether the application demonstrates compliance with the City's Community
Development Code. Following that review and determiniation, the Planning Director will issue a
Development Order approving, approving with conditions, or denying the application. The earliest date that
the City will make a decision on the application will be November 10, 2005.
