On March 31, 2005, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval to allow an accessory storage shed at an existing single-family residence, in the Medium Density Residential zoning district. The request includes an increase in size to the accessory structure from the allowed 10 percent (60 square feet) to 24 percent (144 square feet), per Section 3-201.B.5. The DRC recommended approval of the application with the following bases and condition: Bases for Approval: 1. The proposal complies with Accessory Use/Structure criteria under the provisions of Section 3- 2013; 2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and 3. The proposed development is compatible with the surrounding area. Conditions of Approval: 1. That the applicant demonstrates that the shed will not block storm water drainage flows from the northwest prior to building permit to relocate the shed. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the one above-mentioned condition. The approval is based on and must adhere to the site plan and application dated received February 24, 2005. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (April 1, 2006).
