WATER MAIN & UTILITIES EASEMENT
FOR AND IN CONSIDERATION of the sum of One Dollar ($1.00) cash in hand paid to it, the
receipt of which is hereby acknowledged, and the benefits to be derived therefrom, the
SCHOOL BOARD OF PINELLAS COUNTY, FLORIDA

(herein, "Grantor") does hereby grant, bargain and convey to the CITY OF CLEARWATER, FLORIDA,
a Florida Municipal Corporation, (herein, "Grantee"), its licensees, agents, successors and assigns,
easement for the purposes herein expressed over, under and across the following described land lying
and being situate in the City of Clearwater, County of Pinellas, State of Florida, to wit:
A strip of land 10.00 feet in width running through that certain parcel of land
identified by the Pinellas County Property Appraiser as parcel number 29-28-16-
00000-410-0300 as described in Official Records Book 4817, Page 1174 of the
Public Records of Pinellas County, Florida, being more particularly described
and depicted in EXHIBIT "A" appended hereto and by this reference made a part
hereof.
This easement is granted for public water main installation and utility purposes.
The CITY OF CLEARWATER, FLORIDA, shall have the right to enter upon the above-
described premises and to construct, install and maintain thereon and therein a subsurface water main
and appurtenant utilities, and to inspect, repair, alter and replace such water main and utilities from
time to time.
Grantor hereby warrants and covenants with Grantee that Grantor is the lawful owner of the fee
simple title to the herein described easement premises, that Grantor has full right and lawful authority
to grant and convey this easement to Grantee, and that Grantee shall have quiet and peaceful
possession, use and enjoyment of this easement. Grantee and its duly authorized employees,
contractors or designees shall coordinate all access to the easement and adjoining school site with
Grantor's school site administration.

It is expressly understood and agreed that Grantor reserves unto itself all rights of ownership of
the easement premises not inconsistent with the easement rights granted herein.
The easement herein granted, and the covenants and restrictions hereby imposed shall be
easements, restrictions and covenants running with the land, intended where appropriate to bind the
Grantor's property and to benefit the Grantee. Each person, firm or entity accepting a conveyance of
the Grantor's property or any portion thereof, shall be bound by the terms, provisions or conditions of
this Grant of Easement, as if said person, firm or entity were original parties hereto.

DESCRIPTION (Water Main Easement)
A strip of land 10.00 feet in width running through that certain parcel of land identified
by the Pinellas County Property Appraiser by parcel number 29-28-16-00000-410-0300
as described in Official Records Book 4817, Page 1174 of the Public Records of Pinellas
County, Florida, lying 5.00 feet on each side of the following described centerlines:
Continence at the Northwest corner of the Southeast 1/4 of Section 29, Township 28
South, Range 16 East, Pinellas County, Florida; thence on the North boundary of said
Section 29, North 89°38'22" East, a distance of 800.00 feet; thence South 00°02'03"
West, a distance of 814.36 feet to a point on the Northerly boundary of said certain
parcel; thence North 89°38'22" East, parallel with the North boundary of said Section 29,
a distance of 775.65 feet to a point on a non-tangent curve; thence on the Easterly
boundary of said certain parcel, Southerly 12.67 feet along the arc of a curve to the left,
said curve being concave Easterly, having a radius of 934.75 feet, a central angle of
00°46'36", and a chord bearing and distance of South 13°41'51" East, 12.67 feet to the
POINT OF BEGINNING; thence departing the boundaries of said certain parcel, South
88°50'26" West, a distance of 97.56 feet to a point hereinafter referred to as POINT "A";
