On August 4, 2005, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development to construct an addition to an existing single-family residence including a front (south) setback from 25 feet to 17.5 feet (to building), and a side (north) setback from 5 feet to 3 feet, per Section 2-203.B. How are reduced setbacks in harmony with the character of the adjacent properties? The neighbor behind me (750 Mandalay) has a front setback offBohenia of approx. 14' 8" from sidewalk to house. The neighbor cattycorner to the south (142 Mandalay) has a front setback off Bohenia of approx 19'. There is an empty lot across Bohenia to the south, and an empty lot across Eldorado to the west. (See attached aerial photo) 3. Clam. How is the reduced setbacks consistent with the community character of the immediate vicinity? Most homes on South Bohenia circle have setbacks less than 25'. 754 Bohenia's setback appears to be only 7.5'. Most homes on the west side of Eldorado have very reduced setbacks, many only 6 or 7 feet. 4. How does the reduction to the front setback result in a more eff dent house layout? The mast important view from the house is to the south west -where the beach access affords a great view of the beach. By extending the current roof footprint to the west creating a porch with a view and moving the main entrance to the house to the front wall will take advantage of this view. The roof will not encroach any further south than it already daes on the existing structure, we are only extending it west. 5. How is the reduction in the side setback (brick sidewalk and patio) allowing for preservation of existing vegetation which could otherwise not be protected? If it does not than perhaps talk about the access issue from the bathroom. There is currently no existing vegetation on the side setback, or anywhere on the property worth saving. I'm planning to scrape the existing gravel and weeds away and landscape the entire property, especially in the 2.5' planter area that is proposed along the north side next to the brick walkway and patio. I will be planting traveler palms and adinidia in that buffer area. The setback reduction there allows me to install a 3' brick sidewalk along the house from the bathroom to the hot tub area in the back yard. I have reduced the paver coverage of the property by eliminating parking along the east side of the garage at the request of my adjacent neighbor to the east.
